New build three storey residential luxury house following the demolition of the existing property, in Mill Hill in North West London.
Reinforced concrete piled ground beam foundations were required to support the new building. As the new house was founded on London clay, and there were large trees nearby, there was a requirement for installing heave precautions in the form of polystyrene void formers below all the ground beams.
Due to varying levels on the site, the adjoining neighbouring building had to be underpinned with mass concrete underpins and a new reinforced concrete retaining wall was introduced in front of the flank wall foundation to the property.
Prestressed precast concrete beam and block ground floor throughout with load bearing facing brickwork masonry cavity walls, internal load bearing masonry walls with intermediate steel beams and frames as required to create the main super structure of the building. Prestressed concrete hollowcore floor planks had been installed to all upper floors, with a reinforced concrete cast in situ staircore slab.
A lightweight structural steel portal frame with timber rafter infill mansard roof and loft space was created to minimise the load on the proposed piled foundations.
